What Rockstar says
Rockstar's character bio calls Brian Heder "a classic drug runner from the golden age of smuggling in the Keys" who is "still moving product through his boat yard with his third wife, Lori". He has "been around long enough to let others do his dirty work", which is where Jason comes in: Brian lets Jason live rent-free at one of his properties in return for help with local shakedowns. Rockstar's artwork shows Brian planning over a map in a boat shed, and his bio quotes him bragging, "I hauled so much grass in that plane, I could make the state of Leonida levitate."
So the boat yard is a working front, not a trophy property: boats in, product out, and the Heders in charge.
What the previews add
In An Extended Look, Jason and Lucia meet Brian and Lori at a rooftop bar; IGN describes the Heders as a married couple who have known Jason a long time, calls Brian a drug smuggler, and expects jobs from him. Rockstar has not shown the boat yard itself in a trailer, and it has not said exactly where in the Leonida Keys it sits. Our map pin is an estimate.
A Vice City echo
Boat yards have history in the series. In GTA Vice City, Tommy could buy the Boatyard in Viceport for $10,000; after one mission it gave him "access to your own endless supply of high-speed boats", in IGN's guide's words. GTA 6's boat yard belongs to someone else, which fits the new game's theme of Jason working for other people's operations.
Our take: expect the boat yard to be one of Jason's early mission hubs. Everything Rockstar has written ties Jason's home, his shakedown work and Brian's smuggling into one knot, and a boat yard is the obvious place for Keys jobs to start. Don't expect to own it: Rockstar describes it as Brian's business, and nothing suggests you can buy it. The more interesting question is loyalty. A man who "lets others do his dirty work" is exactly the kind of boss a Rockstar story turns on later, so we'd watch how the Jason and Brian relationship shifts as Lucia enters the picture. That is our reading of the bios, not a plot leak.

- Where in the Keys the boat yard is, so we can fix our map pin.
- Whether you can borrow boats from it, like Vice City's Boatyard.
- Whether Lori Heder gives missions of her own.
